When facing foreclosure or the need to sell a distressed property consider this:

-Sell your home to an investor before the foreclosure auction
-DO NOTHING, lose your home, along with all your equity, be evicted, destroy your credit with a foreclosure and if that were not enough, get a 1099 form from the mortgage holder making you responsible from a tax perspective for whatever loss the bank had on your property (what you owed on it versus what the property sold for at auction)
**Refinancing is not an option if not currently employed
BOTTOM LINE- you cannot afford to do nothing!! You must realize this is a situation that will not magically go away. Talk to an experienced professional that can guide you according to your SPECIFIC situation. Acting quickly can mean the difference between retaining your property, cashing out and saving yourself from foreclosure or any number of better alternatives than foreclosure/eviction.
